Run your first Rinse
Rinsing your first deal takes about 60 seconds. Drop an address, hit go, and the engine builds an 8-layer analysis you can act on. Here's the exact flow.
Step 1: Paste an address
From the dashboard, hit New Rinse. Paste a full property address — street, city, state, zip. The cleaner the address, the better the comp pull. Avoid vanity formats like '123 Main' — give it the full string.
Step 2: The engine runs
Once you submit, the analysis kicks off. You'll see a progress bar showing each stage as it completes. Most analyses finish in 45-90 seconds depending on comp density in the market.
- Property pulled from MLS and public records
- Aerial satellite imagery analyzed for condition signals
- Comps queried across Zillow, Redfin, and Realtor.com
- ARV calculated with appraisal-grade adjustments
- Rehab estimated from photos, description, and condition score
- MAO calculated for cash plus creative path scoring
- Lead graded HOT, WARM, or COLD with reasoning
- Buyer matches surfaced from your buyers list
Step 3: Read the output
The results page is organized into 8 layers. Each layer answers one question. Start at the top with the lead grade, then drill down into comps and rehab if you want to verify the math. The Strategy section tells you whether to pursue cash, SubTo, seller finance, or pass.
Step 4: Take action
If the lead is HOT or WARM, hit Add to Pipeline. The deal moves into your kanban at the Analyzed stage. From there you can copy the offer script, dispatch to your VA, or send straight to a buyer.
