What the satellite layer adds

MLS photos are curated by the listing agent — they show the best angles. Satellite imagery shows everything: roof condition, yard upkeep, vehicle count, hidden additions, neighbor density. It's the unfiltered view.

Condition score (1-10)

Every property gets an exterior condition score from 1 (severely distressed, vacant) to 10 (immaculate). The score factors into the lead grade and rehab estimate — a 3 score with a clean MLS photo set tells you the agent staged it.

What the engine flags

Specific exterior issues are detected and listed on the results page. You'll see exactly what the model saw and why it adjusted condition.

• Roof damage, missing shingles, tarps
• Overgrown yards, dead grass, abandoned vehicles
• Vacancy signals (no cars, blocked driveways, debris)
• Detected additions or unpermitted structures
• Lot condition and adjacent property quality

Capex estimate

The satellite score generates a rough exterior capex number — roof, siding, landscaping, driveway. This is folded into the total rehab estimate so you don't miss exterior work that listing photos hide.

When to override

Satellite imagery can be 6-18 months old in some markets. If recent photos clearly show a new roof or fresh paint, override the satellite score. The engine respects manual overrides and recalculates downstream numbers.

Before any photos load, Rinsed pulls aerial satellite imagery and runs it through Claude Vision to score the property's exterior condition. This catches signals you can't get from MLS photos alone.
