What HOT, WARM, COLD, and DRAIN mean

Every property gets a plain-English grade so you can sort a list of analyses in seconds. The grades are a prioritization tool — they tell you where to spend review time first.

The four grades

Grades compress the full analysis into one word.

  • HOT — strong numbers across the board; worth reviewing the offer range today
  • WARM — close to working; worth pressure-testing comps and rehab before deciding
  • COLD — weak signals at the current price; usually a pass unless something changes
  • DRAIN — the numbers don't support an offer decision; pass or revisit only at a major discount

Grades are per-path

A property is graded on the cash path and the creative path separately. A deal that's COLD for cash can still grade well creatively — see the cash vs creative scoring guide for how the two paths differ.

Using grades on a batch

After a CSV batch, sort by grade and start your review at the top. The grades don't make decisions for you — they make sure your first hour goes to the properties most likely to deserve it.
