Adding and editing deals manually

Most deals in Rinsed land in your pipeline by running a Rinse. But you can also add deals manually — useful for deals you found offline, deals from a partner, or test entries.

Manual entry flow

From the pipeline view, hit Add Deal. Enter the address and any data you have. Rinsed will auto-populate everything it can and let you fill the rest by hand.

Required fields

Only the address is strictly required. Everything else can be added later as the deal moves through stages.

  • Property address (required)
  • Listing price
  • Source (MLS, off-market, referral, cold call)
  • Stage (defaults to Lead)
  • Owner / agent contact info

Editing after the fact

Click any deal card to open the detail view. Every field is editable. Edits are saved as you type. Use this when you get new information from a call — update the listing price, change the stage, add a note.

Adding notes

Every deal has a notes section. Use it for everything that doesn't fit a structured field — call summaries, seller quotes, agent personality, gut feelings. The notes are searchable across your pipeline.

Logging activities

After every call, text, or email, log an activity on the deal. Activities timestamp themselves and build a history you can review. Pattern recognition starts at 5+ activities — you'll see what's working and what isn't.
