Once you have a deal under contract, you need a buyer fast. Rinsed's dispo match engine compares every deal to your buyers list and surfaces the best matches in seconds.
How matching works
Every buyer in your list has a buy box — markets they want, deal types they buy, price ranges, condition tiers. When a deal matches their criteria, they show up in the dispo match section with a match score.
Setting up your buyers list
Add buyers from the Buyers page. Each buyer needs at minimum a name, contact method, and buy box. The more detailed the buy box, the better the matches.
- Markets — states, MSAs, or specific zip codes
- Deal type — cash, SubTo, seller finance, novation, multifamily
- Price range — min and max purchase price
- Condition — light cosmetic to full gut
- Strategy — flip, BRRRR, hold, wholesale-to-wholesaler
Match score logic
Match score is 0-100. Higher is better. Markets and deal type are hard filters — if either misses, no match. Price range and condition are soft filters that adjust the score.
Sending the deal
Click any buyer in the match list to copy a deal summary message. Includes address, ARV, rehab, MAO, photos link, and your contact info. Paste into text or email and send.
Tracking buyer responses
Log buyer responses on the deal — interested, passed, made offer. Over time you'll see which buyers are real (high response, high close rate) and which are tire kickers. Pare the list to the closers.
