Reading the Deal Verdict
Every Rinse Report opens with a Deal Verdict — a grade, a score out of 10, and a one-line read on whether the numbers support spending more time on the property. It exists to answer one question fast: is this worth a closer look?
What the verdict contains
The verdict combines the deal grade, the 0-10 deal score, and a short interpretation sentence. It's a summary of the analysis below it — not a separate opinion. If the verdict surprises you, the supporting numbers on the report will show you why.
- Grade — the headline read (HOT, WARM, COLD, DRAIN)
- Score — a 0-10 number so you can rank properties against each other
- Interpretation — one sentence on what the numbers suggest
How to use it
Treat the verdict as a triage tool. Strong verdicts earn a full read of the report — comps, rehab assumptions, offer range. Weak verdicts tell you to pass quickly or only revisit if the price changes. Either way, you make the call; the verdict just gets you to a decision faster.
When to dig deeper anyway
A verdict is only as good as its inputs. If you have local knowledge the data doesn't capture — a new development nearby, a seller in a hurry, a rehab you can do cheaper — pressure-test the assumptions on the report before accepting the verdict at face value.
